Most sellers and buyers don't decide to transact because of what interest rates are doing. They decide because something in their life changed and their housing no longer fits it. That means your job in a conversation isn't to convince someone the market is good — it's to listen for which of these is quietly already in motion.
A contact mentioning an upcoming move, a health situation, a new grandchild, or a job change isn't small talk — it's a live signal. The market conditions only matter once someone is already in motion for one of these reasons; they're rarely the reason someone starts moving in the first place.
The moment you hear a D in a conversation — a client mentioning they're heading somewhere new, a sphere-of-influence contact going through a life change — that's the cue to ask directly about their housing situation, not to file it away as a nice personal update. A warm, specific check-in ("Hope you're doing well — is the move still on for [timeframe]?") does two things at once: it shows you were actually listening, and it opens the door to the real conversation without ever sounding like a pitch.

Ask one direct follow-up question about what it means for their living situation, and log the note in their contact record so it doesn't get lost before it becomes a real conversation.
