There's a specific pattern that shows up right when a producer hits a strong stretch: real GCI banked for the year, and an active pipeline sitting at zero. It looks like bad luck or a slow market. It's neither. It's the boom-bust cycle, and it's arguably the single biggest thing standing between a good year and a great one.

You closed your marketing department

Here's what actually happened, even if it doesn't feel like it in the moment: you were busy closing deals, so prospecting quietly slowed down. Every hour went to the transactions in front of you — which makes sense, that's where the money was immediately visible. But prospecting doesn't pause itself gracefully. It just stops, and the pipeline behind today's closings never got refilled.

Now the closings are done, the commission checks are banked, and there's nothing coming in behind them. That gap has a name, and recognizing it early is the entire fix — most producers don't notice until the pipeline is already empty.

The boom-bust cycle is easiest to catch with a simple calculation: take your GCI goal for the year, subtract what's already banked, and you have the number you still need. Divide that by your average commission per deal, and you know exactly how many more closed sides get you there.

That number is rarely as large as the anxiety around an empty pipeline suggests — often just a small handful of additional deals. But at any price point, a handful of closes doesn't happen by accident in the time remaining. It requires an active pipeline right now, not a pipeline that starts getting built once the anxiety kicks in.

Where to start rebuilding immediately

The fastest way out of a boom-bust gap isn't a new lead source — it's your existing sphere. Ask directly: who are the warmest 3 people in your SOI right now, and when did you last actually touch each of them? That question alone usually surfaces the fastest path back to an active pipeline, because these are relationships that already exist and don't require cold prospecting to reactivate.

Run the math today: GCI goal minus what's banked, divided by your average commission per deal. Write down the number of additional closes you actually need. Then name the three warmest people in your sphere you haven't touched recently, and reach out to all three before the day ends — that's the first move that starts refilling the pipeline the boom-bust cycle just emptied.
